Master bathroom, Johor condo key collection. You pour a jug at the shower threshold. The water should sheet to the floor trap. It sits instead in a dull pool beside the glass screen. The buyer says, "The developer told me the ponding test was already done."
Or: balcony, Singapore condo handover. You have a plug, a marker, and a buyer who wants the water left overnight "the way the contractor did before the tiles went down." The neighbour downstairs has not been told. The managing agent has not been told. You are holding a bucket, not a method statement.
Your answer decides whether the defect inspection report still works when the buyer writes a DLP notice, or whether the thread becomes "you flooded the unit and you never recorded a start or an end."
A bathroom ponding defect, in inspector language, is a finished wet area that does not drain. Water stands, the floor fall runs the wrong way, or the floor trap sits proud of the tile so the last of the pour never enters it. On a balcony or yard, when that surface is in the package, it is the same observation: water that ponds at a track, a corner, or a screen instead of reaching the outlet.
This guide is for Malaysian and Singaporean vacant possession and handover inspectors. It is not a buyer DIY. It covers how to run and document a controlled water ponding test so the coded PDF survives DLP pushback: the short pour you actually do on finished floors, the formal flood test you should not pretend to have done, START and END photos, duration, a pass or fail the buyer can quote, and when to leave the ponding page out.
What a bathroom ponding defect means in plain ops language
On site, "ponding" is not a slogan. It is water that is still there after the test you agreed to run.
Typical observations in a bathroom, toilet, or wet kitchen:
- Standing pool. After a controlled pour, water remains in a patch that does not move toward the floor trap.
- Reverse or flat floor fall. Water travels to the screen, the door, or a corner instead of the trap.
- Floor trap proud of the finish. The grate or the tile lip holds the last water out of the outlet. The trap can be clear and the floor can still fail the fall.
- Slow wet area drainage. Water does reach the trap, but only after it sheets across a wide area, or only if you push it with a broom. Record what you saw. Do not upgrade a slow fall into a leak you did not witness.
Why buyers put it in a DLP notice:

- A failed fall is visible. A developer can argue about a hairline. A pool next to a marked waterline is harder to talk away if your START and END photos match.
- Leakage below is a different defect from a poor fall. If water appears on the soffit or in the unit downstairs, that is a waterproofing observation. Say so. Do not fold it into "the floor looks wet."
You are writing a commercial defect inspection report for one unit. You are not issuing a waterproofing warranty, a BCA assessment, or a contractor method-statement sign-off unless that scope was contracted separately.
Short pour at handover versus a formal flood ponding test
Inspectors get into trouble when these two tests share one heading and no duration.
1. Short functional drainage test (the usual vacant possession check)
This is the ponding test vacant possession and handover packages usually mean. The floor is finished. Tiles, falls, and the floor trap are what the buyer will live with.
You pour a stated amount, or you plug, mark a shallow waterline, and watch. The question is practical: does water reach the floor trap, and is there a standing pool when the duration you wrote down has elapsed? Ten minutes with a marked line is a different test from a day-long flood. The legend must name the one you ran.
This check documents wet area drainage and floor fall. It does not, by itself, prove that the waterproofing membrane is intact.
2. Formal flood ponding test (often before tiling, or a project assessment)
A formal flood test holds water for hours or days and then checks for leakage, including on the soffit below. On many projects it is specified before tiling, when the membrane can still be repaired without hacking finishes. Some project quality regimes also describe a finished-floor version.
BCA-style project quality checks are commonly described as about 24 hours with about 25 mm of water on the finished floor. In Malaysia the duration and depth usually sit in the consultant method statement or the waterproofing specification, not in your VP checklist. Treat those figures as the shape of a project test, not as a number you invent on key-collection morning.
That formal test is not your default walk. You document observations for the buyer's commercial PDF. You are not a BCA assessor. You are not the waterproofing contractor unless the buyer contracted that scope separately, with access, insurance, and a return visit written in.
If the buyer asks you to "do the 24 hour one" because a brochure mentioned it, the honest record is either:
- you ran the short pour, and the legend says so, or
- a formal flood was in the sold package, the neighbour and the managing agent were coordinated, and you have START, END, duration, and a note of what was checked below.
A sentence that says "ponding test passed" with no duration is the sentence a developer strikes out.
Field method: plug, mark, waterline, duration, and downstairs risk
Kit
Keep it small and repeatable: a bucket or jug you can describe ("one full 10 litre bucket" is enough; do not invent a lab volume you did not measure), a trap plug or strong tape, a marker or masking tape for the waterline, a towel, and the camera you already use for coded photos. A spirit level helps when the fall is subtle, but the water is the evidence. The level is a support note, not a substitute for the pour.
Plug and mark
Plug the floor trap or the balcony outlet before you claim the area holds water. Mark the waterline where a stranger can see it later: skirting, a tile joint, or a short strip of masking tape with the area code. Photograph the mark in context before the water moves.
If you cannot plug safely (a linear drain with no workable seal, a balcony outlet that is the only overflow), do not force a flood. Run the pour, watch the path to the outlet, and write that the outlet was left open. A failed plug that sends water under a door is your incident, not the developer's defect.
Waterline marks, and the multi-day neighbour problem
A waterline you photograph is better than a memory of "it looked lower." For a short test, mark, wait the duration you stated, and shoot the same line.
A multi-day waterline in a strata unit is not a solo decision. It depends on the neighbour below, access to return, and someone who will notice a leak at 11pm. If you cannot guarantee the return and the downstairs check, do not sell a multi-day hold. Record the short water ponding test you can finish before you leave the unit.
Duration
Write clock time at the start and at the end. "About 15 minutes" in a WhatsApp voice note does not survive. "START 10:42, END 10:57, 15 min, master bath" does.
Match the words to the test:
- Short pour: water reached the trap, or a pool remained, after the minutes you recorded.
- Formal flood: depth, hours held, and whether the soffit or the unit below was checked. If you did not check below, say you did not check below.
Balcony and yard falls, when they are in scope
Include balcony, AC ledge, yard, or open kitchen only when the package says so. The logic matches the bathroom: water should reach the outlet you name, and it should not stand in a pool after the stated time.
Name the outlet. A floor trap, a scupper, and a gap under a screen are not the same thing. An open edge that throws water onto the facade is a different observation from a trap that never receives the pour. If the balcony was not in the walk, do not add a blank balcony line to look complete.
Coordination and downstairs risk
Water finds the joint you did not see. Before any plugged test:
- Tell the buyer what you are about to hold, and for how long.
- In strata, know who is below. A short pour with someone who can look at the ceiling is a different risk from an unattended overnight flood.
- Stop if water leaves the wet area, climbs a door threshold, or appears below. Photograph that path. That observation may matter more than the fall result.
You are a defect inspector documenting a controlled check. You are not there to prove a membrane by flooding a neighbour's ceiling.
Defect inspection report evidence that survives the DLP
The buyer reopens the PDF weeks later to write the notice. The developer asks which bathroom, how long, and what "fail" means. Your ponding page answers those three questions or it does not.
START and END photos
For each location you actually tested, shoot a pair:
- START. Context: trap or outlet, waterline mark, enough of the room (screen, door, WC) that a contractor can stand in the right spot. Water in the frame if you have already poured to the mark.
- END. Same angle. The waterline compared with the start. Any remaining pool visible. If you annotate, circle the pool or the mark, not the whole room.
A video can support the pair. It does not replace coded stills. A forwarded clip with no area code is how ponding evidence dies in a group chat.
Duration, water level, and pass or fail
The page should carry:
- location (Master bath, Bath 2, Balcony),
- start and end time, and the duration in plain words,
- what you poured or the waterline you marked (describe the bucket or the mark; do not invent millimetres you did not record),
- pass or fail, in a sentence a buyer can paste.
Pass example: "Master bathroom floor fall: poured water reached the floor trap. No standing pool after 15 minutes. Pass."
Fail example: "Master bathroom: standing pool beside the shower screen. Water did not reach the floor trap. Fail."
If the level dropped and a stain appeared downstairs, that is not a quiet pass on the fall. Split the sentences: fall result, then leak observation.
Codes and legend wording
Use the same area codes as the rest of the unit. START and END are a pair, not two unrelated defects.
- "B12 Master bath water ponding test START. Waterline marked at skirting by the screen."
- "B13 Master bath water ponding test END. 15 min. Pool remains. Water did not reach the floor trap. Fail."
- "Y04 Yard floor fall. Pour reached the floor trap. No standing water after 10 minutes. Pass."
- "C02 Balcony. Water ponds at the screen track. Outlet at the far corner was clear. Fail (floor fall)."
Avoid "ponding NG", "water issue", or "failed waterproofing" when you only watched a pour. Waterproofing language belongs on the page only if you ran, or witnessed, a leak check with a duration.
Only include the ponding page if it was sold
Socket, spirit level, and water ponding pages are optional. They belong in the defect inspection report when the package included them and you have the photos.
An empty ponding page is a DLP hole. The heading "Water ponding test" with no START, no END, and no pass or fail reads as a test you skipped. If the buyer did not buy the check, leave the page out and say in the scope what was not tested. If they did buy it, the page is finished before you generate: pair of photos, duration, result.
Same rule as any other sold test page. A blank row is not neutral. It is the line the other side quotes.
What weak ponding packs look like
DLP pushback is predictable when the file shows:
- One clip, no code. "Which bathroom?" is the whole reply.
- END photo only. Nobody can see the waterline you think you remember.
- A 24 hour claim and no return visit. The duration is a story. The PDF has this morning's pour.
- WhatsApp stills. Crushed, cropped, and impossible to zoom. The same trap as why hairline cracks vanish in a handover PDF.
- Generate before uploads finish. The buyer pinch-zooms a grey placeholder where the pool should be.
- A ponding page you added to look thorough, then left empty.
A pack that holds up is smaller and stricter: the test you ran, the mark, the pair, the duration, the pass or fail, and legends a stranger can read.
